The mortgage valuation inspections are very brief, and while they should reveal any big problems, they are only intended to provide the bank with a decision on lending. There may be defects that only become apparent from a more detailed survey and inspection. Also with most mortgage valuations, the report goes straight to the lender and you may not even see it. A more detailed survey will give you the peace of mind that the property you are purchasing is fit for purpose.
A Homebuyers Level 2 Survey is the most common type of survey and is suitable for most properties which are presented to a reasonable standard. A Level 2 Survey breaks down the elements within the home, and reports on the condition and any defects discovered which will affect the value. The findings are broken down into an easy to understand ‘traffic light system’. You will also be advised of any issues that require further investigation from a specialist or legal advisor.
A Building Survey or Level 3 Survey is more suitable for larger, older properties that may be presented in a poor condition. This is a more detailed survey still presented with the easy to understand traffic light system but with information relating to the possible causes of the defects, the urgency to repair them and a potential cost of making the repairs.
